Roompal
Guarantor (Co-signer) Terms
If you co-sign a renter's lease on Roompal, you become legally responsible, together with the renter, for paying what the lease requires. These terms explain that responsibility and what Roompal does with your information. They form part of the Roompal Terms of Service and apply when you use the guarantor role.
1. Becoming a guarantor
- A renter invites you by entering your name, relationship, email and phone number. The invite is valid for 14 days. Linking your account to the renter's is your choice.
- You must be at least 18 years old and verify your identity before you can co-sign.
- You can support more than one renter, and manage each one separately.
2. Your profile and who sees it
- To back an application, you provide your relationship to the renter, employment details, monthly net income and income documents, such as an ITR, BIR Form 2316, bank statement or payslip.
- A landlord the renter applies to sees your name, relationship, photo, employment, income, verification status and the titles of your documents. They do not see the documents themselves. Roompal staff may review them to verify your profile.
- Your information is handled as described in the Privacy Policy.
3. Approving applications
When you are linked, the renter's long-term applications that name you as guarantor are sent to you for approval first. An application goes to the landlord only after you approve it. Check the listing, the rent, the advance, the deposit and any fees before you approve.
4. What co-signing means
- When you co-sign a lease, you agree to be jointly and severally (solidarily) liable with the renter for the obligations in that lease: unpaid rent, agreed fees and charges, and the cost of damage the renter is responsible for, less any deposit the landlord applies.
- This means the landlord may ask you to pay the full amount owed, without first having to collect from the renter.
- Your liability covers only the lease you co-signed, for its term. It does not cover a renewal, extension or new lease unless you co-sign that too.
- You agree to the lease terms and house rules on the renter's behalf only so far as the lease says. You do not gain a right to occupy the unit.
- Your electronic signature has the same legal effect as a handwritten one. We record it, with the time, IP address and device details, and give you a PDF copy of the signed lease.
5. Payments
Roompal does not collect or hold rent, advance or deposits. You pay the landlord directly, using the method you agree on, and the landlord records the payment in the app. If Roompal later offers in-app payments, we will update these terms first.
6. Ending the arrangement
- You can decline an invite, remove the link with a renter, or refuse to approve an application at any time before you co-sign a lease.
- Once you co-sign, you cannot withdraw from that lease on your own. Your liability ends when the lease ends and everything owed under it is settled, or when the landlord releases you in writing.
- Closing your Roompal account does not end your liability under a lease you co-signed.
7. Disputes
A disagreement about money owed under a lease is between you, the renter and the landlord. Roompal is not a party to the lease and does not guarantee any party's performance.
